What is a Modular Home?

Modular construction is now in its fifth decade. In its formative years, the reality was that modular construction was nothing more than two poorly constructed boxes nailed together. It was often confused with mobile homes to which wheels are permanently affixed. However, LHC Modular Homes have unleashed the design constraints of the past and today LHC can reproduce any architectural design required by today’s home buyer.

How does a modular home compare to a site- or stick-built home?

The only difference between modular and site-built homes is the building method. Modular homes are built in sections at a factory and then transported to the home site. Site-built homes are built entirely on location.

What is the difference between a modular home and a manufactured home?

A modular home is built in a factory (using the same standards as site-built homes) and then shipped to the home site in sections. Manufactured or mobile homes, in contrast, are built on steel frames that are considered movable. Manufactured homes aren't built to the same strict building codes and standards as modular and site-built homes.

How long do modular homes take to build?

The average modular home takes only 45 - 60 days from start to finish. Modular homes can be built faster than site-built homes because modular homes are constructed in a factory, using assembly line techniques, warehoused material, and consistent quality while the foundation work is taking place on-site. This parallel (vice sequential) construction process means the interior of the home is 90 percent complete by the time the home is moved on-site; the remainder of the work is finished within two to three weeks.

What is the modular home construction process?

Modular homes are built the same as site-built homes, except modular homes are constructed in engineered sections. Using computerized design and material lists, quality materials, specialized workstation stages, and a controlled environment, a modular home is built indoors while the actual home site is prepared. The house is then shipped to the site in sections where it is put together and the interior finish work is completed. All stages of the modular home process are closely inspected by North Star managers and state and/or local government authorities.

Is financing different for modular homes?

There is no difference in financing (or insuring) because modular homes are built to the same building codes as site-built homes.

Each LHC Modular Home is guaranteed to be free from structural defects for 10 years.

Does LHC Modular Homes have any models that I can tour?

Yes, A model home can be toured from 9 - 5 Monday - Friday and 11 - 4 on Saturday. Other homes can be seen by appointment.

How do I finance my Haven Home?

Mortgage lending institutions treat a LHC Modular Home the same way they treat a traditional site built home and offer the same mortgage options.

 

Can you build my custom plan?

Yes. We have the ability to duplicate the vast majority of custom plans, let us evaluate the feasibility of your plan.
